Q: My boyfriend and I don?t have the best credit and in the spring of last year, we broke our lease. We?re not proud of it, but things were hard and we couldn?t do it so we moved in with my Mother. Now have a baby on the way, and he finally landed a good full-time job and we need to find a place. We?d like to find a landlord?a Realtor, who is understanding, because we plan on doing nothing but making everything better. I know just looking at our rental history and credit will make the owner nervous to rent to us, or put a lot of doubt in their mind?but we can do it now. We just were going through a hardship last year and are ready for this. Just need to find the right place. We are in the Aurora and Monett, MO. area. What do you suggest? I know there is someone out there who will rent to us. I?m just sort of frustrated trying to find the right place!

A: There are a lot of people in your shoes. Most Realtors, property managers and independant home renters understand this. Be up front with them about your history. You might have to put more deposit down.

When you find a place to rent I suggest you writing a detailed letter to the landlord explaining how you ended up in this situation and what you plan to do never to be in this situation again. It won?t be easy, but you?ll eventually connect with the right landlord.
